Contractor-side project management means the project manager represents the builder/contractor. Their job is to keep the project moving in line with the builder’s objectives. Most contractor-side PMs are employees of the builders they represent.
Client-side project management means the project manager represents the client (you). Their role is to act on your behalf and ensure the project stays on time, on budget, and on brief. Most client-side PMs are independent contractors engaged by the clients they represent.
If you engage us as an end-to-end builder, we’ll handle every aspect of your project under one fixed-price quote. We have a single contract with you, and any subcontractors we engage have contracts with us. We’re responsible for certifying all works and making sure subcontractors fulfil their obligations.
As your client-side project manager, we’ll have a contract with you to manage the project on your behalf. Our responsibilities and powers will be specified in that contract. You’ll then have separate contracts with each subcontractor (or, for larger renovations, with the head contractor, which will have its own contracts with subcontractors). Administering those contracts will generally fall to you. Depending on the scope of renovations, you may also need to appoint an independent certifier.
All construction is sequential. That means certain stages of a project need to be completed before others. You can’t, for example, paint a wall before electrical wiring has been installed. Getting the order of trades right helps reduce costs and delays. If you book a tradesperson for a specific day but they can’t work because a dependent task hasn’t been completed, you’ll need to rebook them – which incurs extra costs and can hold up delivery by weeks.
Booking trades in the right order and at the right times is a key part of project management. On larger projects, where you need to balance your project goals with the availability of different tradespeople, it can be complex and time-consuming – which is why it’s often easier to outsource it to an experienced project manager like us.
